The Villages in central Florida is already home to about 170,000 people aged 55 and over, making it the largest retirement community in the world. Now it’s raising money to get even bigger.
According to Bloomberg, the developer plans to borrow almost $180 million through a bond sale, using the money to build thousands of new homes along with golf courses and recreation centers. The bond, which has no credit rating, was expected to be priced on October 20.
The long-term goal is ambitious: more than 260,000 residents within the next two decades.
What the money will build
An investor presentation seen by Bloomberg says the new debt will pay for 3,860 new homes, plus amenities including 27 holes of championship golf and new recreation centers.
It’s part of a larger expansion of around 6,670 homes in total. The Villages already borrowed about $127 million last year to start the first phase.
The bonds are “high-yield,” meaning they pay investors a higher interest rate in exchange for more risk. They’re also unrated, so no credit agency has graded how likely they are to be repaid. In practice, investors are betting on homes continuing to sell.

The community has become something of a cultural landmark too. It was one of the fastest-growing metro areas in the U.S. between 2010 and 2020, and it was the subject of the documentary Some Kind of Heaven, directed by Lance Oppenheim.
What it says about retirement in America
The Villages’ growth plans are a bet that demand for retirement living will keep rising as more Americans reach their 60s and 70s.
But it’s worth putting the price tag in context. The average home sold there this year went for just under $500,000. The average retired worker’s Social Security check, after January’s 3.6% increase, will be about $2,170 a month, or roughly $26,000 a year. For most retirees, a move like this depends on savings, a pension or the sale of a previous home, not Social Security alone.
If you’re thinking about moving to a retirement community in another state, a few things to keep in mind:
- Your Social Security doesn’t change when you move. The federal benefit is the same in every state. Just update your address with SSA so your notices reach you.
- State taxes do differ. Florida, for example, has no state income tax, which is one reason it’s popular with retirees. But part of your Social Security can still be taxed by the federal government, depending on your total income.
- Check your Medicare options. Medicare Advantage and Part D plans are tied to where you live, so moving to a new area usually means picking a new plan.
